Sure, even our market has slowed down a bit; however, we’re still moving lots of families in the area - click to read article. The low prices, low taxes, easy living, laid-back style and high quality of life is the reason. Also, click here for another good article on the area and kicking back.

1 - Houses are more affordable than ever. 2 - Interest Rates are at 45 year lows and dropping. 3 - The economy is healthy. GDP (Gross Domestic Product) grew at a very healthy 3.9% in the third quarter from strong consumer spending, exports, business investment, government and inventories all growing.

If rates are still dropping a little, why get in? You have to jump in the game at a low swing. You will never “time the market” to be at the lowest of the low, you have to jump in and ride the wave up. If the rates do go significantly lower, which I can’t imagine, you can always refi. I come from the 1980s school of real estate - when I started we had 16%-21% mortgages and people were buying - in fact I made a boatload on a property paying 16% on a mortgage. So interest rates in the single digits are great to me.

Negative Media Propaganda: “Owners Face Massive Losses As Values Plunge By Over 4 Percent In Just 10 Months.”

Fact: “Property Values Soar 300 Percent Over The Last Nine Years.” With the exception of a few states that have experienced massive job losses in the manufacturing sector, most areas have seen a substantial increase in property values. All markets go up and down. The larger and quicker the run-up, the more likely it is that there will be a downturn. Here in the Bluegrass Region of Kentucky, we don’t have any spikes up, and we don’t have any spikes down.

Nevertheless, real estate continues to be a fabulous investment, especially when it comes to the difference between owning and renting. At the National Association of Realtors’ mid-year meeting in May, 2007, Lawrence Yun, the chief economist for NAR, shared the following data from the Federal Reserve: “The median wealth accumulation for renters from 1995 to 2004 was $4,000. The median wealth accumulation of a homeowner was $184,000.”

The media is telling these terrible things about the housing market. Can you trust the media? I didn’t think so. This is the perfect time to buy - when things are on sale. Yes, some places in California, Texas, Michigan and Florida are “correcting” due to being over-built, over-priced, etc, but nothing here in the Bluegrass has changed.
